Remortgage - Joint to Single

Hi guys!
I'm currently own a property jointly with my father (basically a way of getting on housing market early). Now I am looking to re-mortgage (with a different lender) in my name only. I understand that we need to make changes to the land registry, but as the existing mortgage is to be settled - do we need to go through the process of transfer of equity with our current lender before I can remortgage?
