Self Employed Best Lender

Need a bit of help with mortgage application.
I am wondering if anyone can help finding the best lender for self employed mortgage application required over 400K, Deposit 180K,income husband wife 93K each, co.director 4 years accounts increasing profits ,sa302s , no loans or c/cards,3 dependants, bank statement 3 months (not looking great shopping/ sales etc).
Is there any lender who will accept 1 months statements or best to wait after 3 months & apply with new statements.
Is Broker route best or can I apply myself.
Any help and advice will be highly appreciated.

  • Also please advice if income averages will be used for last 4 years or actual income for last year average is a lot less 74k, any lender taking into consideration last years only.

    (unless you are hammering an overdraft don't worry about recent spending provided you can afford it)
    - doesn't sound a difficult case but using a broker should give you a first time hit

    You are asking about producing one months statements which suggests there is a problem.

    Stop messing about and use a broker.

    Thank you so much for your helpful replies, I was thinking of using a broker but did not want to go to someone who does not work for all market miss out on any lender offering better deal .
    There is no problem , just have been silly not transferring from savings to where we both spend from -joint account in time to cover all usual payments but lender can see dividends and salary coming in from past 4 years , we get salaries in savings and then to current acct which shows dipping into overdraft every now and then and then we only transfer what is required rest we keep in savings and ISAs Hoping to organise much better in view of mortgage application in next 3 months taking care not get overdrawn due to late transfers between accounts

    Brokers have to make you aware of their limitations. If they do not have access then they will tell you.

    No lender is going to ask for 4 years bank statements. Usually 3 months, maybe 6-12 if they have any concerns.

    3 years accounts/SA302s, 3 months bank statements should cover off most requirements.
