Re Mortgage Advice : Downsizing

We are shortly to sell our 4 bedroom house ( 300k) to downsize to a small bungalow (175k)
We also own a rental semi detached property (115k)
Both properties are mortgage free
We have seen a bungalow which we would like to buy, but as we have not sold our 4 bed house, which would be the best i option to raise 150k to buy the bungalow. we have 25k deposit.
If we take out say a remortgage i would want to pay it off as soon as our 4 bed house is sold.
we are both retired 68 and 63 and on state and private pensions
