    I would enter the details in the calculator as if the baby had been born.

    Enter the cost of future childcare as well.

    Every lender asks "is there anything likely to happen in the near future to affect your income/expenditure?" and this is one of those things.

    Many lenders will not take your income into account if you are on maternity leave and others will ask for evidence of savings to fund your lifestyle during your leave.

    Fortunately, there are several which will base their lending on your pre-leave salary as long as you provide the return to work letter which confirms your return to work date and salary.

    I would appoint an independent mortgage broker and have them prepare comparisons between pre and post birth to show the difference in what you will be able to borrow. They will also find the lender(s) most likely to look favourably on your situation.
