Does a show home count as a new build?

Hello,
I have been looking at houses however I have noticed when looking at new builds, I am only offered a mortgage at 85% LTV. I have seen a show home which I believe has been 'pre-registered' if such a thing exists as I am able to look at it's sold value on zoopla. It was finished 3 years ago and is the last house on the estate to be sold.
So, when looking for mortgages, does this house count as new build?
