so the broker seemed to think that it would be a lot of work to get an offer. combined income is £96000 but we have £38000 of unsecured credit card debt. Bank statement history is there but doesnt read well, not overdrawn but averaging 200 transactions a month. about £11000 cash withdrawals from credit cards in the last year too. does that debt and spending make it a no hope or will i be able to at leats borrow something? Where can I get a figure from so that i have at least somethign to work with.

I think you're better raising this on the mortgages board specifically, a few brokers/IFAs hang out there.

That said, I doubt they'll contradict your current broker much. Do you not trust them/their knowledge? If so, might be time to find another in any case.
