Joint mortgage advice

Hi
I was just wondering if anybody could offer any advice please.
The circumstances are that I purchasers a house paid 105000, it's now only worth 95000 max.
My partner has a property which he is wanting to sell, my house is currently rented out.
We want to get a joint mortgage, however I am not sure I would get another mortgage due to already having one.
The property I rent is not on a buy to let mortgage.
Any advice is appreciated it.
