uninhabitable council tax exemption and its meaning?

Hi,

Not sure this is the right place or not.

I bought a terraced house, and the kitchen was very old. My intention is to decorate this up and put it onto the market. So I hired some people install a new kitchen and also rewire.

As there is no kitchen, I applied one 1 month council tax exemption via council's website. In the form, I said there will be no kitchen for a while and I will rewire the whole house (now most likely my electrician will only rewire the kitchen part, not whole house due to cost).

However, the council give me 3 month uninhabitable council tax exemption. I am wondering after I finish this work (max 1 month), do I need to talk to building control or something before I put the property to market again (or do I need to talk to building control)?

Really new to this, please help.

Depends what work you are doing; if anything is notifiable then you need to involve Building Control to get completion certificates, etc. Replacing a kitchen in the same place is not notifiable, but rewire is. Check your works on Planning Portal to confirm.

Building Control have nothing to do with Council Tax though. That is determined through the VOA office who will normally send someone to inspect if you claim major works exemption.

The VOA will only inspect if the works are to the level where the property is to be removed from the council tax list or they are looking at the banding. Any other inspections are down to the council.

There are no exemptions for properties undergoing or requiring major works - it's now a locally administered discount.
I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.

Well I did one last year. I applied to the Council but the guy they sent to inspect said he was from the VOA.

Either way, it certainly isn't Building Control.

If it was a VOA inspection, it would be with a view to removing the property from the CT list.
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

Maybe thats what their view was, but it isn't what I asked for nor what they ended up doing. I got 40% discount.
