You'd be paying these fees with a new agent though? So in reality there's no 'loss'

No you're right there's no loss, just frustrating knowing that we would be paying £200 for stuff we have already paid for and which probably costs them next to nothing to do.

Thank you for all the advice... Although I understand it's a new landlord, the information they are screening is exactly the same and we have proof to prove so. Our passports are still in date and they will hold these on file. The references we can obtain and will show exactly the same info as 10 months ago... I understand a credit check would need to be done and would be willing to pay a reduced fee as a 'full screen' wouldn't be necessary in my eyes. I just wanted a few people's opinions on this and to see if anybody had been through something similar.
    Since your last check:

    * you've had a new tenancy, so most recent landlord reference is required
    * 10 months has passed - you may have lost your job
    * 10 months has passed - you may been declared bankrupt
    etc

And if I were the new landlord, I'd want to see all the referencing information to make my own decision - data protection would not allow me to see data obtained by the old landlord.

The old LL might have different criteria for accepting tenant. Just because he accepted you 10 months ago does not mean I would.

But I agree, it is harsh, and is expensive.

Tbh, I'd be grateful that it's JUST £200.

I've just been charged almost £400 for an application to rent a property, because, as other posters have described, the letting agent can charge what they want or you don't get the property!

I second the suggestion to bring this to your MP's attention, although that will not avoid the charge in any way, it may go towards helping all renters in future.

I don't think anybody would be grateful of these rip off fee's and how they get away with it whether £200 or £400. The cost is so over inflated, especially so in your case.
