Thank you for your advice, I will look into speaking to a broker. Actually the only reason I haven't done already is I expected they'd tell me to come back when I had the deposit together and was ready to actually buy!

Like I said, we're "qualifying" buyers months in advance for our builders in readiness for property being released.
There's nothing wrong with what you're doing, as long as you understand the earlier you get in the queue, the quicker you'll get a property reserved.
