Coming towards the end of a mortgage deal looking at a new deal 3 or 5 year. Mortgage roughly 72000 about 12 year left. Option 1 3 yr 2.3 % with £800 fee Option 2 5 yr 2.95 % no fee. Advice needed thanks

Take the no fee 5 year option and pay £800 off your mortgage prior to fixing.
