    If you can wait, wait.

    At that sort of mortgage value, rate is borderline irrelevant but any valuation fees, product fees, legals costs will make a difference.

    C&G don't allow broker access but imagine their product has a £500 valuation fee, £995 lender product fee and about £600 in legal fees (I do not know what fees they will charge on a but to let)

    Use a broker, pay assumed £500 and get the above for free potentially.

    Only 5-6 lenders out of a pool of circa 100 will allow refinance within 6 months of purchase.
