Amnblog, if my questions are irritating you, as they seem to be, you are not obliged to answer them. My confusion was not over the maths, it was over the process. Responses like Wirenth and Kingstreet gave were much less judgemental and more helpful than yours. The reason I am posting is because my broker is unavailable and I was wondering what to do.
Perhaps I have taken your posts the wrong way. I won't post again, however.

Im always happy to help people - I still learn from brokers and individuals on here. Amn has made a post, you may or may not have interpreted it the wrong way (I have no idea) but to then act like a kid and say I wont post anymore is just childish and ridiculous.I won't post again, however.
My family are a hell of a lot more direct than that and we still all get on without being mard about it (not sure if thats just a northern expression).
You have a broker who is presumably being paid to offer advice. We cant be on call 24/7 as much as we like to be. Sometimes patience is all it takes. Speak to your broker, a lot can be said verbally with expression that could take us 20 posts to get across in writing.

I am sorry you are feeling bruised Susan but your posts suggest to me that all of your issues could have been avoided with better communication from your broker - unfortunately, he seems to be unavailable again.
You need to ensure he is in the loop if you make any changes to your purchase arrangements.
As is often the case, the broker dealing with the case is best placed to handle any queries as he/she knows the full detail.I am a Mortgage Broker

aside from the potential issue of quality of work, I cannot see many sellers wanting to organise and pay for simple works of a few thousand..and this is only going to delay entry....and they might not have a few thousand lying spare in cash either.0
