short term tenancy

Hi all

Looking to buy a new house/relocate for a new job. I can't commute from my existing house and I doubt I'll be able to buy a house in time as I need it by the end of the month.

Any idea what the best way to go about this is? I'm not fussy on the property as long as it has off road parking for 2 cars.

We only need it until we buy the house. However, most want a minimum of 6 months. Plus estate agents want ridiculous fees most of the time. A 1 month rolling contract would be ideal.

Any suggestions on how to go about this would be greatly appreciated.

    You won't get an AST for less than 6 months. Do you really think you'll be able to find a new home and complete within 6 months? Do you know the area you're relocating to well and which parts of it you'd be happy to live in?

    If the answers to those questions are all yes then have a look at holiday lets and maybe property guardianship. Being a lodger might be another option.

    I appreciate it sounds ambitious but I've been researching the market for the past 18 months in anticipation of this event. It is a relocation back to my home town so know the approximate areas very well.

    I have a wife and baby so being a lodger isn't an option for us. I'll have a look at the holiday let route. Do you know of a good place to start? Thanks for the info.

    Do you still have any family in your home town i know it might be a bit if a squeeze with having a small child but if its only for a short while it may be an option

    This time of year it's a dead spot for holiday lets. Go through and find some holiday lets and ask them how much for somewhere for 3 months. They probably don't have any bookings until Easter, which is at the start of April.

    Thanks for the input. Unfortunately, family isn't an option due to lack of room.

    I'll look into holiday lets, tried looking for guardianship but slightly put off that sharing can sometimes be a requirement.

  • If your new area has a Tourist Information Centre, they may be able to suggest local holiday lets.

    Legally there is nothing stopping a AST for a month, then rolling monthly.

    Estate agents wont do this, but a private landlord might (at an increased rent). Pick up local newspaper and take a look at the ads.

    Or even simpler: "rolling monthly" from day one.

    A landlord might agree if he is fine with the tenant potentially staying for more than 6 months and if he is knows what he is doing and, probably, if he charges the tenant higher upfront fees.
