Paying off a euro mortgage

Apologies, this ended up in the wrong forum.
We have a mortgage with the leeds building society on a Spanish house, which has to be paid each month in euros. This has been no problem when it comes to paying the 129euro each month. But next year the capital of 122.000 euro has to be paid back.

The leeds won't accept it as sterling only euro, our bank wants £5000 to make the exchange and our currency house can only deal with a transfer of under £10.000 due to money laundering regs. Help! How can we complete this in the cheapest way?
I should add that currently we change sterling to euro online for the mortgage and stupidly this is paid to the leeds head office in the U.K. or as they said, I can walk into any UK branch and pay in cash, but it must be paid in euro!
