Natwest Consent-to-let

Hi all,
My partner has recently bought a property (a flat for herself, but big enough for us to share when I can finally sell my flat), but after only a month or so, we've spotted a house that could be a real *home* that is a good price, great size etc. (I'm aware that it may be best to leave it for a couple of months after the flat was bought so it doesn't appear that we've bought it with the intention to rent it out originally!).
Her mortgage is with Natwest, and the flat is perfect for rental (income would be over 125% including service charges, ground rent etc), and I understand Consent-to-let is an option, but can anyone help with a few questions?
1. We've got a 90% LTV at present, does this affect their likelihood to give consent?
2. What info would they need for the form?
3. Do they need to have a tenancy agreement sent to them once signed (i.e. if we had a new tenant after 6/12 months do they need to know about tenancy changes?)?
4. If we were going down this avenue, would getting a mortgage with Natwest on the new house make life easier in terms of applications and consent to let?
Any help would be greatly appreciated!
