Remortgage but now have debt.

Hi,
Myself and my wife are due to remortgage in May 2015 but our circumstances have since changed and now have £40k debt from around £2k when we orginally got the mortgage. This debt has occured due to gutting the house etc.
We will have around £133k left to pay come May 2015 but the house is now worth in access of £200k (we brought for £154k).
Do you see a remortgage with our current lender (Virgin) being a problem?

How did you get on with Virgin re the remortgage?
I am curious to know as I also need to start the remortgage process with them but also have a lot of debt.
