what is a good rate for a three year fixed 20% deposit

I posted a longer thread wee while ago did not get much feedback. We are hoping to buy a new build. Cost is about 200k bit less if we do not get a garage at 10k. House only being built which complicates things a bit. We plan to put down 20% deposit. House is in northern ireland. We thought of fixing 3 years, good credit history
