Help to buy mortgage

Hi im looking at the help to buy scheme (wales). I have an appoitment with halifax but worried about being accepted.

I have checked my credit file from experian and im getting a score of 999. I have no debt but 2 active credit cards with a 0 balance and a littlewoods account with a 0 balance.

I have no ccjs and no defaults.

I do however have 3 missed payments in 6 years. I had one in 2009, one in 2010 and latest one is 2013. I never intended to miss the payments. I paid twice in one month, therefore missing the next months payment.

Also i had payday loans(stupidly) in 2011/2012 all fully paid off though.

Can anyone shed any light, on me getting accepted. Or should i see a mortgage advisor.

    I can't find any reference to a credit check being done by HTB Wales and it certainly doesn't happen in England;-

    There are better rates out there than Halifax's 3.64%/3.94% with lower fees. An independent mortgage broker will be able to establish who will lend to you and at the best rates.

  • I have been reading up a lot on halifax and heard they are less strict on there credit criteria.

    Also most banks do not accept previous payday loans. But halifax have said "Halifax Building Society, part of the Lloyds group, says that payday loans are treated in the same way as other forms of unsecured debt - such as personal loans or credit cards"

    I really do not want to get into the rejection spiral.
