Agricultural Questionnaire?

So it's been a week since we received our valuation on the house we wish to buy, all of which was ok.

I rang Santander this morning to find out if they had received their valuation and how long the mortgage offer may take and they said they have questions from the valuation and they have sent an agricultural questionnaire to our solicitor (who presumably then passes it on to the vendor to answer?).

I asked Santander what an agricultural questionnaire was and why it had been requested as the house doesn't have any agricultural land with it (as far as I am aware, the garden is just under half an acre) and there is nothing in my valuation / home buyers survey about it?

I guess this is just going to be another one of those delays and I'm not that worried about it but wondered if anyone knew what this is and what they may be asking. I'm not sure why the surveyor has said there is agricultural land attached to the property (other than it borders a field which doesn't belong to the property).

To be honest I thought the valuation I received would be the same as what the bank would receive.

    It isn't saying it is next to agricultural land.

    The concern is if your property used to be on agricultural land and has any kind of agricultural restrictions in the title.

    I hadn't thought of agricultural tie's (even though the clue is in the name!). The current owners certainly don't work in agriculture so hopefully won't be an issue.

    The surveyor had listed things for my solicitor to check in my version of his report so I'm surprised (or not) that he didn't mention it there.

    It may be a C&P error from another report, or it may just be in an area which was agricultural previously.

    It's just belt & braces by the lender to ensure there are no covenants from years ago which may have permitted only agricultural workers from occupying the property.
