Bank says no to solicitor

We had our mortgage agreed in principle yesterday. We also instructed a solicitor yesterday. Today, our broker has got back to us saying that the bank have said that we cannot use our solicitor as they aren't on their 'approved list'. As FTB's, we had no idea that the bank had a say! Is this usual? We asked the broker to ask the bank to give us a list of approved solicitors but they can't so potentially, we could have this happen several times?!

    just ask the sol to join their panel
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.
  • The solicitors will know whether they're on a particular lender's panel if you ask them.

    Some mortgage lenders have strict criteria and some a more welcoming.

    You can actually use any conveyencer you want but if the mortgage company aren't happy with them you would have to pay an extra fee so the mortgage company can appoint their own conveyencer too.

    If your conveyencer is based at a solicitor's firm then they should be able to get added to the panel. It mainly small outfits / sold practitioners that would have trouble.

    When getting conveyencing quotes it's wise to ask them directly if they are on the panel for your particular lender.

    Lenders will supply you with a list of panel solicitors in your area from which to choose. They will not give recommendations for a specific one. Suggest you call the lender directly yourselves.

    I am amazed your broker cannot recommend a suitable firm.

  • My broker has not provided quotes from 3 companies which he says will be on the approved list. The last one I went for was also recommended by the broker so I can only try....

    Pickles 13 - this happened to us when we were trying to move. I knew who the lender was so simply did an internet search for their approved panel of solicitors - ditched the old one and signed up with a local company on this panel. If you know who your lender is you could try doing similar.
