    My understanding is that if you've not exchanged contracts yet or exchanged on or after 4th December you use the new rules. If you exchanged before 4th but have not yet completed you can choose whether to use the old or new rules.

    Hi, update from my solicitor as promised: Bellway is decreasing the allowance to £3499 which is still fine with us because it covers the stamp duty in full.
    The only thing I am surprised about is that they will amend the amount by hand in the contract so there is no need to re-sign. Can they really do that? Sounds a bit strange to me.

    How does £3499 cover your stamp duty in full? Wouldn't it normally be £7500? (I only ask as the house when are buying is £350k
  • We are buying for 270K so our stamp duty is £3500.
