Expensive ground rent - can it be challenged?

My partner and I have just had an offer accepted on a leasehold flat. It's a ground floor conversion in a victorian terrace.
The estate agent has told us that the ground rent is £500 per annum, and that we will be responsible for buildings insurance as there is no service charge.
I was expecting ground rent of around £50-100.
Does anyone know if this can be challenged, or if there is a way of checking that the Landlord isn't inflating what he is entitled to demand in ground rent?
The remaining lease is 89 years.
