Am I missing a trick here as to why BTL lenders would allow the OP to use a sizeable loan from his parents to fund his deposit? I was under the impression this alone would make the BTL idea a complete non-starter.
I thought about this, hence I thought of setting up and limited company and me, my partner and my dad will the the directors / share holders of the company. Afterall, I provided around around 1/3 of the the 90K0 -
Some lenders do not mind loans to form part of the deposit.
You have a lot of ideas floating around your head, some of which are non starters others might have some legs.
