mortgage for new build northern ireland

Hi
Myself and Oh are currently looking at New build property near belfast, 4 bed semi, which won't be ready until about May 2015. Are property is sale agreed for 4th time, others were time wasters. Anyway I am currently pregnant and due to go on leave start February.

We have 30k deposit 15%, we have about another 12 -15k from house sale \ savings, which will be used for fees stamp duty, baby things and when I am on maternity.

Anyway mortgage advisor has looked at accord 3 year deal 3.29% because there mortgage promise lasts 6 months. Been told lot more limited due to new build. Also wondering how much insurances may cost.

We both have excellent credit rating. Earn 28k EACH plus over time. Though I may go down few hours on return due to child care.

Just wondering what views are on this rate and any other advice
