house swap

Hi, my wife has a friend that wants to down size and is finding it difficult to find somewhere and we are looking to up size as we have a growing family. Has anyone had any experience in house swap? if that's what it is called? is it as easy as just swapping houses? is it possible for her to pay our mortgage and us to pay hers, obviously with contracts drawn up? is anything like this done?
Would love to have some feedback on this, especially as we are tied into our mortgage for another year and half!!
