    Guarantor mortgages are there to top up affordability not to provide affordability where otherwise it would be all but non existent.

    I will just make my point again, speak to a decent broker.
    Bankruptcy is 3 years old, there are lenders who will at the very least consider a joint application. I think that has more legs than you trying to get a guarantor mortgage in your wifes name only. Many lenders do not like sole applications where you are trying to avoid the husband/wife going on due to adverse.

  • update - got a mainstream mortgage in my name in Feb this year. 10% deposit. Broker fee was £2000 though, but any mortgage advisor not charging a fee said i would have no hope.
