wife on title deed while not on mortgage deed.

Hi,
Recently I applied a remortgage from nationwide. Basically I only applied on my own name since I wwould be the one who repay the mortgage. So I didn't think about to include my wife on the mortgage application(same as last time with HSBC). However after talking to the solcitor, been told I can't have my wife on the title deed while she is not on the mortgage deed. The part I don't understand is when I bought the house 2 years ago, I did manage to have my wife name on the title deed without include her on the mortgage deed. I am wondering if this is only nationwide or it's common rules when applying the mortgage. And I am also advised that if i don't want to re-apply the mortgage with my wife from scratch again, I would have to remove my wife from the title deed. isn't that quite odd? Hope if anyone can give me some advises here. Thanks a lot.

It's standard that the name(s) on the title needs are the same as on the mortgage.
The main reason for this relates to repossession.
You jointly own the house, but if you defaulted on the sole mortgage, and the lender wanted to repossess the house, they'd have trouble evicting your wife, as she wasn't on the mortgage.
I can't speak for HSBC, but virtually no other lenders would accept the situationEarly retired - 18th December 2014
