Why exactly have you got a broker if you come on here asking all these questions?
They will be earning a fee or taking a proc fee from the lender for doing the work so maybe you should make them earn it and ask them?I am a Financial Adviser specialising in Mortgages, Protection, Health and Medical Insurance. Of course Mum will need a solicitor, but given your level of understanding and the previous issues raised regarding deposit I really think you need have a long, hard chat with your broker..

Hi we are in the process of an application with precise mortgages. We had the DIP and then submitted the full application. Our valuation is being done on Wednesday (7th) January. I just wondered whether the fact that our application has reached this stage what the chances will be of us securing an offer. The property is being purchased at the market value and we secured it for £10,000 under the asking price. We are 3 and a half years on from adverse credit (2 defaults and some late payments, all satisfied) and have a 15% deposit. Both our credit files are excellent and we have nothing on credit cards or loans. Thank you0
