Would any brokers touch this?

I wonder if anyone could help or advise really.

We have a property at the minute which is mortgaged

Value £140k - 150k
Mortgage oustanding 41200
2nd mortgage outstanding 12000

So we're sat on a chunk of equity

The problem being that i'm sat on 2 ccjs

1 is settled and due to drop of file July 2015
The 2nd is due to drop of december 2016
no defaults on accounts

My husbands credit file is squeeky clean.

Husband earns 62k
Me 17,500

I've found a house that I love at 220k

I was hoping that if we put say a 50k deposit down that surely someone would help us

What are your thoughts?

  • Should be doable (CCJ will probably need to be paid within the deal to get the best rates possible - which won't be HSBC etc !!) subject primarily age and other commitments


    BUT ... If you currently have over £85K equity why is it only £50K deposit ?

    1st ccj 02/12/2009 satisfied
    2nd ccj
    01/07/2010 pay and amount monthly

    It went unpaid and paid monthly due to me being a student but I now have a permanent position.

    forgot i'm 34 husband 32, 4 dependents
    The rest of the equity left would be used to settled the ccj oustanding and do some work to the house

    Subject to usual underwriting a sensible broker with experience of the adverse market could get this lending for you all day - every day.

    Assuming everything else stacks up you may have high street rates available - unlikely to fit with all lenders but I would be very surprised if you can not find a lender for it.

    Sometimes, CCJs are there because of a dispute rather than an inability to pay.


    In these cases it is not unusual for debtors to take their time in settling.


    Lenders that accept CCJs on the file rarely concern themselves as to whether they are settled.

    To be honest I kind of dragged my feet about it, It was for a loan that was taken out in my name by an ex so have been reluctant to pay it. I know that doesn't excuse it and I will have to pay it eventually, hence why I gave them monthly payments.
