I thought 6 months continuous employment had always been minimum criteria even before the new rules in April 2014.
I always avoided changing jobs when I was thinking about moving for that reason. And I'll avoid changing prior to a remortgage for the same reason.
12 months is a bit stricter but I guess thats probably due to the default / self employment.
I don't think its unreasonable though.0 -
This is due to a combination of factors, not just employment length.
There are lenders out there who would be happy if you started a job yesterday with 6 months in Thailand previously as a holiday, although not mixed with a sizeable, recent default.
The lenders that would consider the default have differing criteria and understandably.
As an example, a client has recent adverse but a sensible deposit. They get a job for 3 months to achieve a mortgage and then go back to self employed with a struggling business and then struggle to meet the payments and the vicious circle starts again.
This is not aimed at OP, but moreover a reality check on some of the rationale behind the criteria and the difference with some mainstream lenders.
As stated above, I would still fancy a solution here on reasonable ish rates (subject to the details) although you are likely to need an experienced broker.
