I'm yet to deal with a large developer that does not expect exchange within 28 days, if your not happy with that then new build is not for you. I would advise speaking to a new build broker specifically as this is there job, they know the best options with regards to offers and extending.
Santander are good, just a product switch within 2 weeks of expiration (subject to val) and Halifax are similar. If your broker is not familiar with the process, certainly HTB and the PIF and HA, speak to one that is!I am a Mortgage Adviser
