House been for sale 2 weeks advice needed!

Me and my husband have had our house on the market for 2 weeks now with only 1 viewing and was looking for any tips/advice on ways to get more interest. I thought it might just be the time of year but someone we know sold there house in 2 days! I would post a link to the right move advert but I'm not allowed :(

    Like when selling anything, a chunk of luck comes into it. Your friend may have just had someone looking for that type of house at that price when theirs went for sale.

    It's only been two weeks, not a great deal of time in the grand scheme of things.

    Post up the link and let people offer some advice.
  • OP, we wanted to achieve a quick sale because we had already found our onward purchase, so we priced realistically (or so we thought, going under the average EA *valuation* and had three viewings in four weeks - which is the norm for a mid-priced property out here in the sticks, lol), then dropped the price to £10k over our target price and had two viewings, three offers (one from a previous viewer) including one at asking price in two days.....

    It is early days though and certainly (in our area at least) a quiet time of year, but would definitely agree that lowering the price could have the desired effect.

    We decided that if we hadn't received an acceptable offer by mid-October we would withdraw from the market and try afresh in the New Year. Our decision to drop and the resulting offers were timed just right - 7th October....another week and we'd have assumed it was too late for 2014.

    Can't see anything out of place to be honest, looks like a nice, good sized house for the money.

    What have similar houses sold for in the last 6 months within say 1/2 a mile?

    The only thing I could take from it if you've had less viewings than expected would be that the price is maybe too high. If I was selling however I'd leave it a little while long before reducing the price otherwise it may appear that you're desperate.
  • Yeah that's it, thanks for posting the link. It seems competitively priced in comparison to other properties in the area. We have only lived in it 18months and have spent lots of time and money updating the inside, we were worrying that people can easily see that we paid a considerable amount less (house had been empty over a year and was very dated) and would be put off how much the price had gone up. Only reason we want to sell fairly quickly is our eldest child needs registering for school by end of January and we have found ideal house. We can reduce the price slightly but need to achieve 180k to fund the next house
