Remortgage after BOI/Post Office fixed rate ends

Hi all,
Our five year fixed rate (5.25%) ends next summer so I have started thinking about what to do.
Does anyone know when BOI send out new offers? I know it won't be for a while.
Are they likely to offer us the same deals that they have at that time as advertised, or do they do better (or worse) deals in these cases? Also do they do another valuation?
The other alternative is to look at a new lender. But how long do remortgage offers last?
It will be around 94,000 on a property worth around 135,000, over 18 years. We would like a five year fix again, I think. No bad debt or defaults, or anything like that.
Finally. We need to get our roof done. How easily would we be able to add a few thousand on to the mortgage for improvements like that?

With the figures you have given you have what 70% LTV and many good deals are available with 75% LTV.
We had a new roof on a 1930,s three bed semi done for £5000 this summer.
I would speak to a whole of market mortgage broker after Xmas to see what deals and lenders are available for your needs.0
