    Moving into a new property

    When you move into your new home, you must let your local LPS rating office know. Otherwise you may receive a backdated rate bill. You can also advise them of how you wish to pay.

    If the property is a new build, you should contact your local LPS valuation office. A valuer will come out to assess your property. A rate bill will then be issued based on this valuation. Again you should be aware that failure to inform LPS could lead to the issue of a backdated rate bill.

    I think its self explanatory - the only way to initiate the changes is to contact LPS - I would imagine it can be your choice - letter or phone call.

  • Rates are paid from the day you move in. In a new build they will need to come and value the house before you get issued with a bill. No Road / streetlights doesnt make a difference.

    I moved into my new house on 28th March 13 and I contacted the rates office, it took a while but they sent someone out to value the house and I got a rates bill back dated to 1st April 13 in July 2013. I had been putting money away each month to pay it so it wasnt a big issue but its definitely up to you to contact LPS.

    They have no way of knowing when you completed your house purchase.

    Yes, that's what I had thought. Though usually there is a form for such things, so assumed that I was simply unable to locate it.
  • Thanks for the replies. Spoke with LPS today and have agreed to pay extra on top of our current rates until the balance is cleared. You live, you learn!

  • Cotta, I think you only get about a month to qualify for the 4% discount for early payments. Landlord discounts work differently.

    There is a link on the bottom of the online valuation for every property, which you can click to request a revaluation or submit a change in property details. You can then leave your contact details and LPS will contact you. The capital valuation list is available here: http://lpsni.gov.uk/vListDCV/search.asp?submit=form

    If you have a Santander 123 account to get an additional 1% cashback on your rates payment then you can go ahead and set up the direct debit with land and property in Advance of the billing - you will receive your annual notification from LPS and confirmation that they will take it by DD within the discount period.

    So, LPS give householders 4% discount for paying within one month - yet landlords get either 7.5% or 12.5% and get a lot longer to pay.

    Does anyone know if you need to have registered for the landlord registration scheme to be eligible for the landlord discount?
