Conveying

I'm confused as to when I need to find a convayencer as my mortgage lender says to get in touch with one when applying for mortgage and then I have read that I need one before applying for a mortgage. Please help as getting mixed messages.

    When you have an offer accepted on a property, you will need to provide solicitor/conveyancer's details to the selling agent, so the sales memorandum can be issued.

    When you apply for your mortgage, you will need to enter the details of the firm acting for you on the mortgage application and they will need to be acceptable to the lender.

    Pick a conveyencer, look at reviews, probably go for a local one. Get a quote from them for the work. Get the terms of business from the conveyencer and sign them, go through the ID checks with them.
    Then you can go ahead with your mortgage application giving the details of your conveyencer. Your conveyencer won't start work until you pay the first deposit, you can do that whenever you want. Obviously the quicker you start the quicker it will all be done. If you wait for the mortgage decision and all the surveys to be done, it will draw things out but you won't lose any extra money. If you start the conveyencing quickly you will still have to pay them if the mortgage decision is negative or the survey comes up with problems and you pull out etc

    You need to ensure that the conveyancer you select is on the 'panel' of the lender you will use. You may find some smaller local firms are not.
