Once the valuation comes back it will take about5 working days to go to offer.
Once the offer is issued it will go to the solicitors, and your looking at around a month give or take. You should be in before Christmas all being well. Make sure your broker chases the solicitors once the offer is with them.

Completion will depend upon the chain above you. The plans of the vendors etc. Being FTB's can be extremely frustrating.

Average application to offer time is about a month with Precise.

You have done well to get to this point so quickly, the case must be strong so look at 5-7 days for offer.

Any additional documents requested and double this time.

    hi harold

purchase or re mortgage ? and have you not had a KFI showing costs involved ?
will depend on the property value not the mortgage amount

  • Its a Purchase, i have seen that your have to pay for the standard valuation up-front thats fine, but then it says you have to pay solicitors before the loan starts.I thought you normally pay the solicitor on completion, or is that when the loan starts. sorry silly questions but concerned how much i will have to pay out before I have even completed

With precise you have to use one of their firms - you will need to call the firm provided for a price.

2nd to back page on the right hand side lists the solicitors available - give them a call and get some quotes.

You pay your solicitor's costs and stamp duty in advance of completion.

Completion is the point the loan starts, although a solicitor may draw down the funds from the lender the day before to ensure he can complete on the agreed day.

  • Precise leave the soliciter fee down to the panel soliciter i know on their product guides it shows a basic fee but it doesn't have VAT or Disbursements so as said above would need to ask the sols directly.

From dealings in the past the sols will sometimes take it from the loan or at the end of the application if they are asking for it up front i'd possibly query it with the firm of soliciters on if it's required?.
