I think you are potentially looking for something that is not there.
I would say it is highly likely HSBC will not buckle and therefore you need to take a view on how much you want/need to study and move.
Broadly looking at the numbers, a 2-3% mortgage rate should be achievable and if not affordable then you are taking the wrong decision.
The 0.75% rate is only great if you can achieve it and it looks likely you cannot, so stay put or move on based upon new terms.

Ah ok, thanks Kingstreet, I understand. It is reassuring that someone will do the mortgage, I just hope it doesn't end up being ridiculous terms.
I've not seen anything under 4-5% for 80% LTV, are the 2-3% rates sneakily hidden?! Well it certainly looks like we'll need a broker this time. I hope I can find a good one!
