How To Get The Best 5% deposit First time buyer deals?

Hi guys,
wondering if we can share any ideas in regards to getting the best deal having a 5% deposit?
Found out Clydesdale and Yorkshire Banks have 4.89% on 3 years fixed.
Has anyone used them before and is there any catch i should be aware off.
If you can share the best deal available here, that will be nice.

Yes there is a catch.
The catch is you cannot just 'buy' a mortgage. The lender has to agree to lend to you. Therefore headline rates mean nothing until you know you can access them.
Many of these '95% lenders' will only offer you 90% when you apply.
