Mortgage. Switching and paying off a chunk

I have two morgages with fixed rates coming to an end at around the same time next year. I plan to sell the property that I have been renting out at that time. Would I be better to wait untill I receive the money from that sale before switching the offset mortgage on my main property as I plan to pay a chunk off.

    What rates the offset

    I don't earn interest on the offset but I only pay interest on the loan minus the savings and thats 3.4%. I realy want to know if I'd get a better deal if I wait untill I need a smaller loan and just pay the increased rise in mortgage rate untill I can.
