Remortgage to extend

I own a house outright but don't live in it at the moment as it is too small for our family - I rent! I have just had plans passed for a double storey extension and have cash to be able to build most of it but need a small mortgage to finish it off. Unfortunately I have been told that unless I live in the property this isnt possible but I cant move in as my elderly, in poor health, mum lives with me - hence the reason for the extension. Does anyone know of a company that would provide a mortgage under these circumstances given the equity (approx £130k now £220k after the build) in the property. Thanks.

How much are you needing to borrow. Could you borrow it as an unsecured loan? Or is it too much for that or too expensive?

Thanks for your comments. I have a Mortgage Adviser looking into this for me now so hopefully I'll be able to sort this out.
