Secured Debt on house by ex partner

Hi everyone,
I have a property with an ex partner who continued to stay in the house for 2 years after we split. She then disappeared leaving the house in arrears and had ran up numerous bills and left it in a state.
I paid off the arrears, fixed it up and spoke to a solicitor to try and get my name soley on the mortgage. Whilst doing this he found there was a secured debt on the house of 28k that was a loan of hers, and she had not gone to court or paid anything back.
It has been 3 years and I am completely desperate. I cannot get rid of the property as I'm not allowed to sell it, and every single tenant i have had hasn't paid and the last ones stole everything that wasn't nailed down and let a druggy squat there.
Its costing me more money than I have, my relationship and now my wellbeing. I just can't see a way out other than to let it be repossessed or bankruptcy.
I am a hard worker who has never missed any bill in his life, and I am suffocating with the debts from this house.
Any ideas? Thank you for your help.

I'm quite surprised no-one has replied yet but I'll give it a go:
Quite simply if you had nothing to do with that original £28k debt then they cannot have a 'charge' on the property that you need to recognise. I forget the exact term used but it may be a caution that you can instruct your solicitor to ignore and just get on with selling if that's what you want to do. Apparently it's quite common for solicitors to be a bit wary about this as they have to ensure that the purchasers have clear title so you may need to force the issue.
