Is a mortgage at all possible for us

DW and I got ourselves into a mess back 2008 due to illness then job loss.

As a result we defaulted on a lot of credit agreements.

After about 10 months we got ourselves back on track and from about 2010 onwards all debts were paid off and we have been financially ok since then.

We are now in a situation where our landlord is selling and has offered us first refusal.

I have approached a broker but got some conflicting info from them (they haven't yet even seen our credit file even though I offered to send it, they just asked us to complete a form)

We would be grateful if anyone could look at our situation and advise if we have any hope of someone lending to us.

Joint income of £41,200 looking at buying £140,000 with 10% deposit.

    You certainly have a chance, but limited pool of 3-4 lenders only.


    You need your broker to know what they are doing, but subject to the absolute details there could be a reasonable solution.

  • Thanks Dave Ham for taking the time to respond to me.

    Now to find a broker who can help. The last broker was recommended by a friend but as I said I was getting conflicting info from them so don't think they will be the best people to go to.

    I know the mortgage brokers on here can't recommend but if anyone else reading can I would appreciate it if we can be pointed in the right direction.
