Previous tenant hasn't paid bills! - What effect on my credit rating?

    Try this website - You can have a free trial and you are able to access your own credit report for free. Just cancel it by phoning a freephone number before end of trial, otherwise you get charged.

    Might give you some indication of why you were refused! I found a credit card on there I never even received so I soon cancelled that!

    I was told all sorts of things when I called the debt collection agencies to try and frighten me but don't worry, there is nothing at all they can do! I just asked why were they so stupid as to lend someone money when he has been in residence at a new property for a few weeks..... soon shut them up! :rotfl:

    Well, thanks again! I just checked Experian again and have a practically perfect credit score, so I have no idea why I was refused! Still, I'm not too bothered now, though I may right to the lender and ask...

    Thanks for all the advice everone, I feel much more secure now and really appreciate you all taking the time out to help!

    When I moved into my current rented flat, a few letters kept appearing, I just opened them, rang the debt collection agency, told them the person doesn't live here, the place is rented, and they should contact the letting agent and gave them the details.

    Problem solved quickly, if they have definite proof then should stop sending letters

    Yep, they should, but they really haven't stopped. The bailiffs who stopped by were really good, and I thought they would be the difficult ones! In fact they were grateful I'd updated them, it's this one debt agency that is a nightmare!

    And of course I don't have any contact details at all for her, because she was a tenant at the property at least 2 years ago, if not more, and I have only owned the flat for 18 months...

    I'm still a littl nervous about my credit, so I'm going to check the other credit agencies to see what my report says. Besides, it's good practise to check it every now and again, right? :confused:

    it's certainly worth keeping an eye on your credit file.

    when you were declined for a loan did you ask why? They won't give you a reason but under DPA rules have to disclose the source of any information which will have led to a decline. That should get yoy to the credit reference agency they used, saving you time and money. (there's an idea for a website in their somewhere!)

    I did ask them, but the broker told me he couldn't really say, but that it was based on my credit reference. I asked him the company he'd used and he said Experian, which is why I checked them.

    It's really odd, but am I right in thinking I can write to the other credit agencies (Equifax is one, not sure of the other) and for £2 they will post me my credit report?

    I'm going through something similar.
    I let my flat out for 2 years and moved back in June 2008.
    Then had letters from Virgin/Council Tax/Npower addressed to previous tenant.

    Council tax were reasonable and updated their records, letters have stopped.
    Virgin are still sending them, even though i've told them tenant not here any more and i've returned all letters to sender.

    Npower debt has gone on to debt collection agency. I've had 2 letters from buchanan clark & wells. The first stated that they'd conducted an investigation into utility supply at the flat and wanted owner/occupier to give details of when they moved in, landlords name/address etc & previous tenants name/forwarding address. I didn't respond as i dont want to give my details in relation to a debt that has nothing to do with me.

    Antother letter arrived today from same company stating that they want owner/occupier to inform them who was responsible for utility supply between sept 2006 & dec 2007. They also want forwarding address of tenants.

    Surely they already know who owes the money & who is responsible?
    Why are they asking only up to Dec 2007 when the same tenants moved out in June 2008?

    Any advice about how to proceed? Shall i ignore? Shall i provide forwarding address- even though not sure about what it is exactly?

    If i ignore it, will they say that i, as owner am responsible for the utility supply during the period stated- even though i contacted npower when i moved out in 2006, and again when i moved back in June 2008??

    Thanks for any help/advice

    Callcredit is the third agency. The £2 reports have none of the bells and whistles ("credit rating" etc.) and just show the information they hold about you. The credit ratings from the CRA's are of limited use anyway as lenders will have their own criteria.
