I let my house out on an HMO.
Overnight one of my tenants has called the Ambulance out.She is no stranger to the ambulance service and must have them on speed dial.She is fine now....having come back from another APPPARENTLY near death situation.During this episode the ambulanceman have come in and kicked in two doors to RESCUE her.The room next door and hers....they made a mistake
I don't want to be callous but i'd understand and put it down to experience if it was my own Mum but I'm less prone to do it in these circumstances.Who is responsible for the damage in these circumstances???

It's your responsibility to repair it, however what's not clear is who needs to pay/reimburse you for the repair.
You could try to get the tenant, or ask them to claim on their contents insurance. However you might be more likely to have to claim on your own insurance. If you have evidence the tenant was well enough to open the door themselves then you could try to take the cost from them or their deposit, but it's unlikely you'll have this evidence.Don't listen to me, I'm no expert!0 -

And of course, the claim will impact on next year's premium, and may also involve paying an excess.
Whether you can claim the cost off the tenant I don't know. I suspect it depends whether a court would agree the tenant was responsible ie
* the ambulance call-out was frivolous or
* selfinflicted (eg an overdose of non-prescription drugs
ut even in the cases above I don't know what a court would rule.0
