Santander pre completion credit check

Anyone know if they carry on out?

  • Gone over my credit card limit, however I have paid the full amount of the card off Within a couple of days of going over. It will be updated on my experian around the 5th which is after we are due to complete.

    I asked them this and they said they only do it once.

    I was in a panic as I tarted my credit card to another 0% and took out a new phone contract as my old one ended. All genuine things but only thought afterwards oops should have waited!
  • I am very hacked off with this company. Me and my partner applied for a mortgage. It was agreed in principle, we submitted all the forms and evidence of earnings. Two weeks passed and they phoned to say they couldn't lend over 85% on flats - TWO WEEKS, why didn't they tell us that on day one, they knew we were buying a flat.

    They then said if we could get the extra 5% deposit they would be able to help us, so we did and a further eight days down the line they declined us. Reason: they miscalculated earnings.

    I wrote a letter of complaint on 25th September and I am still waiting for a reply so I sent a message on Twitter saying how awful their service is and I got an instant reply and my complaint has been escalated. So all in all 3 weeks wasted. Now trying with the Halifax.

    Steer clear...
  • I am also fretting about this! Naively we have spent 2.5k on the credit card since our mortgage offer from Santander (we have had to do this to cover solicitor fees as we had to increase our house offer by this amount!).

    Do they just release funds at time of completion or will they do a whole new credit check prior to this? I have asked my mortgage advisor and she seems to think they wouldn't but wasn't entirely sure....

    Irrespectrive of any other factor that may cause a recheck. Random cases are always spot checked for audit purposes.

    Takes time to process applications at busy times. Lenders don't have staff sitting around twiddling their thumbs.

    Can I assume you went direct? most brokers would have checked specific lenders criteria, whereas inexperienced branch staff would not be completely aware of policy.
