We were Bank of Scotland customers when we took out our mortgage however we no longer are and some of our credit issues have been with them... which worried me if we started to question it?
All of our mortgage statements and paperwork come with Halifax logo at the top not Bank of Scotland.

I really do appreciate all the replies all I really want is to be sure we are not going to be paying a higher amount per month as the £476 already stretches us.
If the svr made our monthly payments lower i would be happy to stick with that as I would if i thought they would let us fix again.

the ltv is where it gets complicated as we have bought our home in the lift scheme its an open market shared equity so we own 60% and the scottish government own the other 40% the overall house price was £144,000 5 years ago and our mortgage is now for approx £83k

Halifax is just a brand of Bank of Scotland Plc. HBOS never dealt with customers - they are the holding company.

Do you know what your current rate is?

The shared equity adds a further complication so you would definitely be best placed to talk with a broker.

Yes current rate is 5.49%

So do you think I would be on the 3.99 svr or the BOS 4.95?

I have also just checked the online switcher and do not think we are eligible as we had the before mentioned payment holiday....

You need to ring the mortgage centre on Monday and ask a few questions!
Hi we are Mrs and Mr XXX with a mortgage with you! is this Halifax or BOS/HBOS and what does the mortgage revert to at the end of the fix?
Are we in arrears with our mortgage payments and by how much. See if you can clear the arrears !
Ask what deals they have for existing customers and Good Luck
