mortage declined after principal urgent advice needed

to be honest im pretty outraged leeds building society have today declined my mortgage after messing me around for nearly 2 months for the following reason

'Thank you for your recent mortgage application.

Your application has been assessed by our underwriters and they have confirmed we are unable to proceed with the mortgage.

On your application you have confirmed Natalie ***** is to reside in the property meaning the number of occupiers should have been submitted as 2 instead of 1.

I can confirm the £35 chaps fee will be refunded.'

I placed my partners name on the application as she may spend time at the property but it will not be her primary residence. otherwise i would have made a joint application.

I have already sent them a message informing them off this but their communication has been absolutely shocking.

Firstly i hope they will reconsider their decision on this as i need to tie things up quickly. But if that fails i already have a decision in principal from Lloyds. would they except the valuation that has already been conducted on the property to save on fees and speed things up?

Also is there anyone i can complain to apart from LBS themselves about their poor communication and conduct?

    No. Each lender does their own valuation - but you pay for it. No way around it unfortunately.

    You can complain to Leeds b/s. If you are then not happy with their response you can take it to the financial ombudsman. But you have to complain to Leeds in the first instance.

    Lenders have no idea what you may do. However they know full well what many other people have done. As people are surprisingly predictable. That's the nature of business.
  • I recently got a mortgage through LBS and they did have issues with paperwork required, with them suddenly 'finding' documents they said were missing.

    However, on the application I did have to state how many people would live in the property. In our case, there are two names in terms of occupants, but only one on the mortgage. LBS had a separate form that the non-mortgage holder needed to sign and this was sent fairly early in the process. They never sent this?

    That said, they did take ages to sort everything out... I recommend phoning them versus other forms of communications, or at least do phone + email.

    Leeds will take all occupiers even if non-dependent financially as dependent, so I suspect the issue is adding her as an extra dependent has made it fall out on affordability, what has your broker said?
