Credit card statements

Hi guys,
I hope anyone here can help me.

We are in a process of applying for a mortgage for new home with our current lenders. The mortgage is 65% of value, we already had mortgage with this company for last 10 years and we are porting our current mortgage and taking a new one on top (to avoid paying redemption fee for the old mortgage as it is not worth it for the sake of 6 mths as it runs out in 6 mths).

All is going well so far, but... We have a call with them next week to approve the mortgage in principal and we have to have all sort of stuff ready to send them.

How much in detail do they go into credit cards?? Only as it is, I have my husband's secret big birthday present on my last credit card statement and it is very obvious what it is.. This (and nearly all of them) card is paid off every month in full, is there any chance they can question us on content of these statements? Or will they just have them as a proof we are not lying about balances etc?.. I am not sure what the process and strictness is now, as we didn't apply for new mortgage for many many years..

Is there any chance I can keep this as a secret until his big day? (another 5 weeks away)

    They will ask for the balance and the monthly payment.

    You should tell them if you intend to repay any of the debt before completion, so the reduced balance/cost will be factored in to affordability.

  • I suspect all mortgage lenders vary.

    My recent mortgage lender wasn't interested in any statements, they just wanted to verify any outstanding balances. This was with Yorkshire Building Society.

    A friend of mine recently applied for a mortgage with HSBC. They went through his current account statement line by line. I don't think he has any credit cards but I suspect that they would have done the same with those two.

    I'd contact them in advance and explain the situation, hopefully they'll help out and help keep his pressie a secret :-)

    I don't want to make any payments before hand, all of these cards are paid off in full every month.
    Unfortunately I cannot contact them before hand, he is the driving force and has all the details and all is going through him. I just have to keep my fingers crossed.
    He won't look at them if he is instructed, just worried if they will look at them.

    Given that we only want 65% mortgage and earn (net) 5x the monthly payment between us I am hoping we will be fine!!
