Splitting up with partner

I am having a bit of a nightmare.

I have a recent joint mortgage with my boyfriend (we only moved in in April) and I put down the deposit for this place with £8000. We also signed up as joint tenants, believing that we would be here together - there is no specification written down anywhere to say that the deposit put down was solely paid by me.

Sadly our relationship has deteriorated and we are going to split up.

so far it is amicable. I do not think he is going to get me to sell. If he does not then what do i do? reapply for a mortgage on my own? start again?

My head is in a bit of a whirl, i don't know what to do, can anybody help?

    in theory, if he agrees (and if you can afford the mortgage payments on your own - or rent out a room for up to £4000+ a year tax free) you can arrange for his name to be taken off the mortgage and the deeds (via a solicitor) i think.
